Potential Harm | As explained in the above document, the knowledge needed by an abstracter is very vast. The general public relies on that knowledge in their real estate transactions. The report of title compiled by the abstracter determines ownership, as well as whether the property has a complete and functional legal description, whether subdivisions have been plotted correctly and properly recorded, whether there are liens affecting the property, and many other things. If the occupation were no longer regulated, this information would cease to be of the quality necessary to make good decisions regarding real property. |
